Landowner evaluating contractor quotes for a Texas building project — choosing between good and bad GCs

5 Signs You’re Hiring the Wrong GC (and How to Spot a Good One)

By Justin Grimes, Co-Founder of SNAP Buildings
Justin has managed many commercial builds across Texas and the U.S. He’s been brought in to salvage projects started by unqualified or underprepared contractors. This gives him firsthand insight into what makes a GC reliable or risky.

Choosing the wrong general contractor (GC) can wreck your budget, delay your project, and leave you with half-finished work and no accountability. At SNAP Buildings, we’ve stepped in to rescue dozens of clients who trusted the wrong builder.

Before you sign anything, here are 5 warning signs to watch for—and how to find a GC you can trust.

🚩 1. No Detailed Quote or Scope of Work

A one-page lump-sum bid with no breakdown? Major red flag.

What you should see:

  • Line-item pricing
  • A clear list of inclusions and exclusions
  • Payment terms and milestone deadlines
  • Estimated timeline or build sequence

Good GCs don’t hide costs—they help you understand them. We often provide clients with side-by-side quote comparisons so they can spot missing scope.

🚩 2. Poor Communication Up Front

If they’re flaky during the quote process, they’ll be worse during the build.

Look for a GC who:

  • Replies promptly and professionally
  • Answers questions clearly
  • Offers helpful guidance, not vague promises

You’re not just hiring a builder. You’re hiring a communicator, project manager, and problem solver.

🚩 3. No Permitting or Pre-Construction Support

If a GC tells you, “You’ll need to handle permits,”—run.

A full-service GC will:

  • Guide you through permitting
  • Coordinate engineering and stamped drawings
  • Manage site prep, slab, and inspections

At SNAP, we handle all pre-construction steps so you don’t get lost in red tape.

🚩 4. Unrealistic Timelines or Pricing

“Too good to be true” almost always is.

Signs of a false promise:

  • Ignoring permitting delays
  • No weather buffer
  • Unrealistic labor availability

What you want is:

  • A build plan with contingency
  • Clear communication around lead times
  • Cost transparency

A great GC sets realistic expectations—not just fast, cheap promises.

🚩 5. No Portfolio or References

Any GC can say they’re the best. Can they prove it?

Look for:

  • A gallery of real, completed projects
  • Verified client testimonials
  • Case studies or walkable job sites

Ask for specific examples. We share photos, project scopes, and even connect prospects with past clients.
