Texas landowner looking at two plans—one architectural, one construction-focused

Do I Need an Architect or Just a GC? Here’s How to Decide

By Justin Grimes, Co-Founder of SNAP Buildings
Justin has led over 300 metal building projects and helped landowners navigate whether to bring in an architect—or just use a GC and engineer team. His real-world insight helps save clients time, confusion, and cost.

If you’re planning a new build in Texas, you’ve probably asked:

“Do I need to hire an architect… or can I just use a contractor?”

The truth: it depends on your project complexity, location, and design goals. Here’s how to break down who does what—and when you actually need each.

What an Architect Does

Architects are focused on creative design and form. They provide:

  • Custom layout planning
  • Aesthetic design and material selection
  • Detailed finish and interior design specs
  • Construction documentation
  • Code consultation in cities that require architect review

Architects are best used on complex projects: high-end commercial, mixed-use buildings, or anything with unique design intent.

What a General Contractor (GC) Does

A GC manages the entire build process, including:

  • Permits and site preparation
  • Coordination of slab, steel, and utilities
  • Scheduling trades and inspections
  • Budget and timeline control
  • Managing construction from start to finish

At SNAP Buildings, we also include in-house or partner engineers who create stamped construction drawings required for permitting—without needing a separate architect.

When You Likely Need an Architect

Consider hiring one if:

  • You’re building a custom commercial structure with specialized features (e.g., showroom + warehouse + office)
  • You need help with interior finishes or design flow
  • Your municipality requires an “architect of record” for approval (common in some city centers)

When You Can Just Hire a GC

In many Texas projects—especially with pre-engineered metal buildings (PEMBs)—an architect isn’t needed at all.

You may not need one if:

  • You’re building a standard shop, warehouse, flex space, or barn
  • You want simple, functional interior office layouts
  • You want to reduce cost and move faster through permitting
  • You’re prioritizing performance and durability over high-end design

For most PEMB builds, SNAP handles everything in-house: engineering, design layout, permitting, and execution.

Final Thoughts

Architects design. GCs build. If your project needs both, make sure they work together from day one.

But for most metal building projects, you don’t need an outside architect. You need a GC who understands permitting, has access to structural engineers, and knows how to deliver your build from dirt to done.
