How to Compare Building Quotes Without Getting Burned

You’ve got 2 or 3 bids in hand. One’s cheaper. One’s more detailed. One looks too good to be true.

Here’s the problem: most building quotes aren’t comparable—unless you know exactly what to look for.

As a Texas-based GC, we’ve seen owners get burned by missing scope, unclear terms, and misleading prices.

Here’s how to break down quotes so you can make the smart call—not just the cheapest one.

✅ 1. Are You Comparing the Same Scope of Work?

Two quotes may both say “5,000 SF metal building”—but that doesn’t mean they include the same things.

Some may include:

  • Slab
  • Insulation
  • Permitting
  • Engineering
  • Erection labor
  • Freight and delivery

Others may only cover the steel package.

🔎 What to Check:

  • Is the slab included?
  • Is labor and erection included?
  • Are stamped drawings included?
  • Are freight, insulation, and trim specified?

Rule of thumb: If it’s not spelled out, it’s probably not included.

✅ 2. Are They Providing Engineered Drawings?

For any project in Texas, you’ll need stamped engineered drawings that match your local wind load and permit codes.

🚩 Red flag:

If the contractor doesn’t mention drawings—or offers only “generic” plans—they may not pass permit review.

Watch out for vague promises like “we can start next month.”

Ask:

  • When is pad prep scheduled?
  • When is slab poured?
  • When will steel arrive?

✅ 4. Is There Transparency in Pricing?

Clear pricing = fewer surprises.

What to look for:

  • Line-item pricing
  • Clear payment terms
  • Written change order policy

Avoid: Lump-sum “black box” quotes. These make it easy to cut corners—or surprise you with hidden fees.

✅ 5. Is the Contractor Handling Permitting?

If the contractor hands you a set of drawings and says, “You’ll need to get this approved,” that’s a sign they’re not full-service.

A qualified GC will:

  • Submit permit applications
  • Coordinate with city/county offices
  • Manage site inspections
  • Adjust documents as needed to get approved

Before you sign:

  • Ask for photos of completed projects
